We have recently undergone a restructure in our Repairs and Maintenance Team which will help us grow and be better placed to deliver a first-class repairs service to our Tenants' homes. There are a number of key roles which have been created in the function, spread across four different departments; Repairs (Day-to-Day), Specialist Repairs, Repairs Quality and Repairs Performance.

Repairs (Day-to-Day)

As a Repairs Supervisor, you’ll be managing a team of Trade Operatives as they carry out day-to-day repairs in our Tenants' homes. You’ll lead, motivate and provide expert guidance to your team around property repairs, ensuring Midland Heart’s standards are maintained on the front-line. 

You’ll hold Toolbox Talks, complete post-inspections on your team’s work and hold regular 1-to-1s with them to monitor their performance and ensure the team continues to provide excellent customer service to our Tenants and the business. 

You’ll need to be an experienced people leader, ideally with a relevant construction or site management related qualification to back it up. 

The role will also require you to have Construction knowledge or experience, including Health & Safety legislation & CDM Regulations.

Repairs Supervisor

Repairs Performance

Our Commercial & Performance Manager will play a lead role in driving and challenging operational delivery to improve the quality of services to our valued tenants. This role is central to ensure the efficient delivery of commercial activity in the department; overseeing budgets, procurement, valuations & payments, contract management and performance reporting. 

You’ll lead a team of Quantity Surveyors and Contract Managers who will drive the delivery of this day-to-day. 

To succeed in this role, you’ll need a commercial background and knowledge of Quantity Surveying or Management Accounting as well as an exposure to construction or maintenance works. 

You’ll also have a proven track-record in managing financial and KPI performance, preferable in a maintenance or social housing setting.

As a Contract Manager for the in-house maintenance team, you’ll manage responsive maintenance, void, damp & mould and disrepair works and services, ensuring they are delivered in a timely, cost effective, customer focused and safe manner 

You’ll be accountable for operational management of multiple contracts and projects, being mindful of annual budgets and revenue projects whilst building strong professional relationships with colleagues across the organisation, including finance and procurement. 

To succeed in this role, you’ll need to utilise your contract management skills and financial acumen. You’ll also have experience of compliance legislation and strong knowledge of contract law, specifically NHF contracts and the use of NHF rates in an operational environment. 

As a Void Coordinator, you’ll be responsible for the seamless coordination of the void process, ensuring we meet our key KPI’s. This will typically include compiling void information packs, issuing works to subcontractors and keeping all involved departments updated of void progress, particularly Expected Completion Dates (ECD’s). 

You’ll need to be a results-driven individual, with experience of working to and achieving KPIs.  

You’ll also have extensive systems experience as well as experience analysing sets of data using Microsoft Excel.

You will lead and provide expert guidance to a team of Disrepair and Damp & Mould surveyors as they carry out specialist surveys on the front-line. 

Your role is also key in analysing survey data to identify trends and recurring issues, using these insights to inform strategic plans and preventative measures across the organisation. 

To succeed in this role, you’ll hold the relevant surveying credentials as well as being an experience people manager. You’ll have a keen attention to detail and an excellent understanding of relevant housing legislation.

As a Lead Coordinator, you’ll be responsible for leading and developing a team of Co-ordinators help ensure the efficient deployment and delivery of repairs works. You’ll monitor the teams KPIs and drive performance, using your expert knowledge to provide guidance and insight on efficient ways of working.
